Q. What are your fees?
A. There is an initial registration fee and a performance/success fee, which are structured in the following way. There is an initial Registration fee of £1,000.
A final performance/success fee of either 1.5% of the final price of the property or, 15% of the differential between the initial documented asking price and the final discounted offer accepted, whichever is the greater. With a minimum fee of £5,000
Q. Are you an estate agent?
A. No…… Estate agents work solely for the vendor, this is a very important point. Estate agents do not work for the Buyer. Goodman Longshanks is employed by the purchaser (Buyer) to look for a home to either buy or rent.
Q. How do you find your properties?
A. It is a mixture of local knowledge coupled with working through local estate agents and auction houses. This can quite often turn up property that has not yet reached the open market.
Q. Why should I pay you to find me a new home, when I can do it myself just as easily?
A. Several reasons. We work solely for you as the purchaser. We provide expertise on Local areas. We provide a totally independent and unbiased service, which our clients value greatly. We assist clients by saving them Time & Money.
Clients moving over a long distance either in the UK or entering the UK form another country often do not have the time to spend searching & viewing properties endlessly.
We are able to quickly assess many different types of property and provide invaluable knowledge, which can take years to acquire.
Q. Who negotiates the price of the property?
A. We are available to help with all aspects of the purchase of your new home. If you want us to help with the price negotiation we will do so acting on your instructions and involve you at each step of the negotiation process.
Q. Why would estate agents contact you first and not the people registered with them?
A. Estate Agents know our clients have already made an investment in finding your new home by instructing one of the best home search consultancies available. This gives the Estate agents confidence in contacting their vendors. Which in turn saves time and money for the estate agent, the vendors and you as the buyer and puts you at the top of the “Hot Buyers” list.
Q. What time period does the initial registration fee cover?
A. This depends on individual circumstances but generally it is for a three Month period, with a review at the end of the three-month period.
Q. What happens if I pay the initial registration fee and then I decide not to move?
A. This happens on rare occasions and can be through a sudden and unexpected change in circumstances. In these situations we advise our clients they will have to meet any expenses incurred over and above the initial registration fee.
